Real Estate Listing Description Templates for Every Property Type

Fill-in-the-blank MLS description templates for single-family homes, condos, townhomes, investment properties, and land. Adapt these to any listing in minutes.

Templates for MLS descriptions serve a specific purpose: they give you a structure so you never stare at a blank screen, and they remind you to include the details buyers actually want. A good template is a scaffold, not a finished product. Your job is to replace every bracketed placeholder with specific, accurate information.

These templates are organized by property type. Each includes a structure guide, a fill-in version, and notes on what to customize.

Important: Templates produce generic output when filled in generically. "3-bedroom bungalow with updated kitchen, hardwood floors, and large backyard" is how agents use templates to produce forgettable descriptions. "3-bedroom bungalow with new subway tile kitchen, refinished original oak floors, and a fenced backyard with mature shade trees" is how agents use templates to produce descriptions that actually sell. The template is the same. The specificity is the difference.


Template 1: Single-Family Residential (Standard)

Best for: Move-up buyers, mid-range properties, first-time buyer homes

Structure:

  1. Hook: primary appeal or differentiating feature
  2. Living spaces and architectural highlights
  3. Kitchen details
  4. Bedrooms and baths
  5. Practical details (lot, garage, systems, updates)
  6. Location/neighborhood context

Template:

"[Differentiating feature or primary appeal] — [BEDS]-bed, [BATHS]-bath [style] in [neighborhood/area]. [Architectural or interior highlight]. Kitchen [features: appliances, counters, cabinetry]. Filled Example:

Template 2: Single-Family — Investment / Fixer

Best for: Investors, flippers, buyers seeking below-market properties

Template:

Filled Example:

"Solid 1940s two-story with excellent bones on a 60x150 lot in the 78704 zip code — priced for a full renovation. Original hardwood floors under carpet (confirmed by seller), updated 200A electrical panel, roof approximately 10 years old. 1,800 sq ft, 3 beds, 1 bath. R6 zoning allows ADU by-right. Template 3: Condominium (Mid-Range)

Best for: Urban and suburban condos under $750K

Template:

"[Unit position or view] [size] condo with [primary appeal]. [Floor and building context]. [Interior highlights: flooring, kitchen, living area]. [Bedroom and bath details]. [Building amenities]. [HOA details: fee, what's included]. [Parking]. [Pet policy]. [Walk/transit score or proximity note]."

Filled Example:

Template 4: Condominium (Luxury, $750K+)

Template:

Filled Example:

Template 5: Townhome

Best for: Urban and suburban townhomes, new construction and resale

Template:

Template 6: New Construction

Template:

Template 7: Luxury New Construction

Template:

Filled Example:

"Sterling Construction for architect Harrison Design — completed September 2026, never occupied. 6,200 sq ft on a private 2-acre homesite. Template 8: Investment Property — Duplex

Template:

Filled Example:

Template 9: Short-Term Rental / Vacation Property

Template:

"[Location and lifestyle context]. [Beds, baths, sleeping capacity]. [Revenue history: gross and net]. [Key amenities for STR value: hot tub, parking, outdoor space]. [STR permit status and transferability]. [Inclusions: furnishings, accounts]."

Filled Example:

"Turnkey STR in the heart of Sedona — fully furnished and actively renting. 3 beds, 2 baths, sleeps 8. 2025 gross revenue: $98,000; net after all expenses: $58,000. Template 10: Vacant Land

Best for: Residential lots, acreage, agricultural land

Template:

"[Acreage and zoning]. [Location and access]. [Utilities: available, to site, or need to be brought]. [Topography and features of note]. [Any existing structures or improvements]. [Approved uses or prior approvals in place]. [Proximity to key destinations]. [Financing terms if applicable]."

Filled Example:

"12.4 wooded acres in the Mountain Ridge corridor, 18 minutes from downtown Asheville. Deeded access from Ridgeline Road. Electric and water to the site; septic approval in process (perc test results available). Gently rolling terrain with a seasonal creek and established homesite clearing at the north ridge. No restrictions, not in a flood zone. Approved for single-family residential construction. No HOA. 2,200-foot elevation. Conventional or land loan financing. Survey from 2024 available."


How to Use These Templates Effectively

Replace every bracketed item with specific information. "Updated kitchen" is not a specific replacement. "Kitchen renovated 2024 with white Shaker cabinetry, quartz counters, and a 5-burner Bosch range" is specific.

Verify every fact before publishing. Templates make it easy to type a number without confirming it. Verify: square footage source, HOA fee, school district, improvement years, and any financial data for investment properties.

Adjust length to your MLS board's character limit. These templates are written to approximately 150-300 words. Know your board's actual character limit and expand or condense accordingly.

Use AI generation as an alternative to templates. Templates require manual filling and produce generic output when generic information is entered. AI generation from listing photos produces more specific output automatically, without a template structure. Use templates when you prefer manual control; use AI generation when you want the fastest path to a specific, accurate description.


The Bottom Line

Templates prevent blank-screen paralysis and ensure you cover the essential categories buyers want. They produce strong output when filled in with specific, verified information. They produce weak output when used as an excuse to avoid specificity.

Whether you use these templates manually or use AI generation as a replacement, the standard is the same: every description should tell a buyer something specific about this property that they could not learn from the feature fields alone. That is the job of MLS copy. Templates or AI tools are just the mechanism.
